Kitchen Remodeling Questions & Answers

Straightforward answers to the questions San Mateo homeowners ask us most about planning, pricing and living through a kitchen remodel.

Cost and budget

How much does a kitchen remodel cost in San Mateo?

Most kitchen remodels in San Mateo cost between $40,000 and $75,000 for a refresh that keeps the layout, $85,000 to $150,000 for a full remodel in the same footprint, and $150,000 to $300,000 or more for layout changes or high-end custom kitchens. Our kitchen remodel cost guide explains what drives each range.

Do you charge for the first consultation?

No. The first in-home consultation is free. We measure your kitchen, talk through your goals and budget, and explain what your project would involve.

How do you price your work?

After design and selections, you receive a fixed, itemized proposal that lists labor, cabinetry, materials, allowances and permits. If you change something later, we price the change in writing before doing the work.

Should I include a contingency in my budget?

Yes. For older homes we suggest setting aside about 10% for conditions that only become visible once walls are open, such as outdated wiring or damaged subfloor. Often it goes unused, and it keeps decisions calm if something does come up.

Timeline

How long does a kitchen remodel take?

Construction for a full remodel usually takes 8 to 12 weeks. Including design, selections and permit review, the whole process typically takes four to six months. A refresh without layout changes can take 3 to 5 weeks of construction.

When should I start planning?

Start three to six months before you want construction to begin. That leaves comfortable time for design, permits and ordering cabinets, which can take 4 to 14 weeks depending on whether they are semi-custom or fully custom.

Can you finish before the holidays?

Often, yes, if planning starts early in the year. Tell us your target date at the consultation and we will build the schedule backward from it and let you know honestly whether it is realistic.

Permits and codes

Do I need a permit to remodel my kitchen in San Mateo?

Most kitchen remodels need a building permit, particularly when electrical, plumbing, ventilation or walls change. We prepare the drawings, submit to the City of San Mateo or the appropriate city or county building department, and coordinate all inspections.

What code updates are common in a kitchen remodel?

Common updates include dedicated appliance circuits, GFCI and AFCI protection for outlets, an outlet at the island, a range hood vented to the outdoors, water-efficient faucets, and high-efficacy lighting under California's Title 24 energy code. Smoke and carbon monoxide alarms may also need updating elsewhere in the home.

Can I remove the wall between my kitchen and living room?

Usually, yes. If the wall is load-bearing, a structural engineer designs a beam and the change is included in the permit. We also check for plumbing, ducts or wiring inside the wall before finalizing the plan.

Design and materials

What is the most popular countertop right now?

Quartz remains the most popular choice for San Mateo kitchens because it is durable, stain resistant and never needs sealing. Quartzite is a favorite natural stone option. See our countertop comparison.

Are custom cabinets worth it?

Custom cabinets are worth it when your room has unusual dimensions, you want inset doors or specialty finishes, or you are matching the character of an older home. For simpler layouts, semi-custom cabinets offer excellent value. Learn more about custom kitchen cabinets.

How big should my kitchen island be?

Size the island to the room. Keep at least 42 inches of clear aisle around it for one cook and 48 inches for two, allow about 24 inches of counter length per stool, and plan a 15-inch overhang for comfortable seating at counter height.

Should I choose induction or gas?

Both work beautifully. Induction cooktops heat very quickly, offer precise control, stay cooler to the touch and improve indoor air quality, which is why many Bay Area homeowners now choose them. Switching from gas to induction may require a new 240-volt circuit or a panel upgrade, which we can plan into your remodel.

Will I see my kitchen before it is built?

Yes. Every design includes 3D renderings so you can see the layout, cabinet colors, countertops and lighting before anything is ordered.

During the remodel

Can I stay in my home during the remodel?

Most families do. We install dust barriers, protect floors, and clean up daily. A temporary kitchen with your old refrigerator, a microwave and a portable induction burner makes the weeks without a kitchen easy to manage.

How will I know what is happening each week?

Your project lead sends a weekly update with progress photos, the schedule for the coming week and any decisions needed. You can call or text your project lead directly anytime.

What happens after the remodel is finished?

We complete a final walkthrough and punch list, give you care guides and warranty information, and remain available for adjustments as your new kitchen settles in.
